Buying a home in Spain, explained simply
The steps, the costs and the paperwork of buying on the Costa del Sol — from a team that has guided buyers since 2008.
The buying process in 9 steps

Set your budget
Allow roughly 10–13% on top of the price for taxes and fees on a resale home. If you need a mortgage, get an agreement in principle early.

Get your NIE
Your foreigner identification number (NIE) is required to buy property. Your lawyer can apply for it on your behalf.

Open a Spanish bank account
You'll use it to pay for the purchase, the taxes and your utility bills.

View and choose
Visit in person or on a live video call. We'll give you honest feedback on every home — including what we'd check twice.

Reserve the property
A reservation deposit (often €6,000–€10,000) takes it off the market while your lawyer carries out the checks.

Due diligence
Your independent lawyer checks the title, any debts, licences, community fees and planning status.

Private purchase contract
You sign the contrato de arras and usually pay 10% of the price, minus the reservation deposit.

Completion at the notary
You sign the title deeds (escritura), pay the balance and receive the keys.

After you buy
Set up utilities and direct debits for IBI and community fees — and let us look after the property while you're away.

Buyers' frequently asked questions
Can foreigners buy property in Spain?
Yes. There are no restrictions on foreigners buying property in Spain. You'll need an NIE and a Spanish bank account.
Can I get a mortgage as a non-resident?
Yes. Spanish banks lend to non-residents, typically up to 60–70% of the purchase price or valuation, whichever is lower.
Does buying a home give me residency?
No. Spain ended its golden visa for property investment in April 2025. UK and other non-EU citizens can stay 90 days in any 180 without a visa, or apply for a residence visa such as the non-lucrative visa.
How long does buying take?
For a resale home, typically 6–10 weeks from reservation to completion, depending on the legal checks and any mortgage.
Do I need a lawyer?
It isn't compulsory, but we always recommend an independent lawyer who works only for you. We can introduce you to several.
